Queens sidewalks

What we see in Queens.

Mostly one- to three-family homes

Much of Queens is detached and semi-attached houses. Owner-occupied one- to three-family homes are exempt from sidewalk injury liability under § 7-210 — but still have to repair cited flags.

Street trees and driveway aprons

Root-heaved flags and cracked driveway aprons are the most common Queens jobs. Aprons are poured 7 inches thick to DOT spec; the rest of the sidewalk 4 inches.

Fastest scheduling

Southwest and central Queens are minutes from our yard, so assessments and pours in Richmond Hill, Jamaica, Ozone Park, Kew Gardens and Woodhaven are the quickest we schedule anywhere.

FAQ

Queens sidewalk violation questions

Do you repair sidewalks in every Queens ZIP code?

Yes. JBS Concrete Pros clears DOT sidewalk violations and repairs sidewalks in every Queens ZIP code listed on this page, from Astoria and Long Island City to Jamaica, Bayside and the Rockaways, from our yard at 91-01 120th Street, Richmond Hill, NY 11418.

My Queens sidewalk was lifted by a street tree. Do I have to pay?

For one- to three-family properties, the City no longer issues sidewalk violations for damage caused solely by City street trees, and outstanding liens of that type were canceled. If your notice also cites other defects, those still need repair; we check the notice at the free assessment.

I own a two-family house in Queens. Am I liable if someone trips?

Owner-occupied one- to three-family homes used only as residences are exempt from sidewalk injury liability under NYC Administrative Code § 7-210. The exemption covers liability only: you still have to repair the sidewalk when DOT cites it.

How long do I have to fix a sidewalk violation?

At least 75 days from the certified-mail receipt or posting date under NYC Administrative Code § 19-152, or 10 days where DOT declares an immediate danger. A permit does not extend the deadline. After it passes, the City can do the repair and bill the owner.

How much is the DOT sidewalk permit?

$70 for up to 300 linear feet at one property, covering the administrative cost and the dismissal inspection. Repairs over $200 need a DCWP-licensed contractor registered with DOT; JBS files the permit for you.

How much does sidewalk violation repair cost?

Cost depends on how many flags the DOT diagram marks, tree roots, curb work and access; a typical residential sidewalk repair runs roughly $1,000–$4,000, and larger or commercial jobs run higher. JBS gives a flat, itemized quote after a free assessment.

How is the violation dismissed?

After the repair, the dismissal request is filed through 311 and DOT inspects the work. When it passes, the violation is removed from the property record. JBS files the request for you.
